How it Works
A step-by-step guide to home co-ownership
1
Design Your Dream
(& get pre-approved)
SocialEquity is a safe place for you to invest in a home, community, and relationships that support your life and the future you want. The more real you are, the easier it will be to match up with an amazing place, and people.
2
Connect with Others
(& form your buying group)
Meet and build relationships with other verified people on the platform – or, bring your own friends or family! This step is all about exploring and finding the people you feel comfortable and confident to start owning with.
3
Get Aligned
What’s the home vibe and lifestyle? What are the ground rules for leftovers? Is there a style of property you’re looking for? This step includes designing your home’s SocialLiving Agreements with your group and is supported by SocialEquity’s customizable framework.
4
CoBuy Your Home
Search and find your dream property with one of our Realtor partners who will also use our HomeX app to fairly share the costs of ownership. A new kind of Home Co-Loan and Co-Borrower agreement is what makes group ownership not only possible, but easy.
5
Life, on your terms
How you choose to live is up to you, and the SocialLiving platform is there to support you when it comes to homeownership matters. Automated monthly payments, a maintenance escrow, Community Fund, and Member Advocacy are all in-built — additional services will roll out as we grow!

Unique Home Co-Ownership Community
Meet & Match Quality People
A safe place to connect & build relationships, until you find the group of humans you’re ready and set to buy with — unless you bring your own friends or family. All people can apply, and everyone must pass ID & background verifications before joining.
Realtor Partnerships
Find what you’re looking for
When it comes to finding a property that meets your tastes and needs, our Realtor Partnerships will help you see the possibilities, and provide the guidance you need each step of the way.
Home Co-Loan and HomeX App
Combined and equitable
power to purchase
Pooling together your resources makes co-ownership possible, and fairly divvying up the ownership is what makes it lasting and sustainable. Each home is different and with the HomeX app you can measure your part and customize ownership according to the space and your needs. This way when it’s time to get the Home Co-Loan, the ownership lines are clear and each person is accountable for their individual part.
SocialLiving
Home Ownership Essentials
all-in-one place
From automated monthly payments to setting up SocialLiving Agreements and house rules to facilitate harmonious living together — the SocialLiving platform is designed to provide long-term advocacy and support throughout your homeownership experience.
Community Fund
We’ve got your back
Each month, a very small percentage of all SE homeowners’ payments will be deposited into this fund. As our network grows, so too does our Community Fund. In the event of a job loss or other unforeseen reason, you’ll be able to tap into this fund to cover your share of the home loan payment. We believe in doing well by doing good… and this is how we pay it forward in little ways.

The Framework
🛠 Home Maintenance
Unlike conventional home mortgages, your monthly payments will cover contributions to a maintenance and upkeep fund, minimizing the financial impact of emergency repairs.
👌 SocialLiving Agreements
Our experts will also help you and your home mates develop a set of guidelines and expectations that serve as ground rules for living together. It’s a great way to surface and address sticky subjects before they can devolve into toxic issues that impact everyone’s enjoyment of the home.
The Coffee Home Loan 💸
Unlike other purchasing tools available today, the COFFEE Mortgage operates on three fundamental levels:
1️⃣. We simplify the entire mortgage request and approval process, providing clear and straightforward guidance from beginning to end.
2️⃣ We combine your purchasing power with that of your home mates, making homes accessible in price brackets you couldn’t reach individually.
3️⃣ We reduce your share of down payments and ongoing mortgage payments, often making your payments equal to or less than rent you’re paying today.
Once complete, you and your home mates will each own a portion of the home. As you pay down the principle on that home and as the home value appreciates, your equity (and your personal wealth) increases as well.
